S eptember turned out to have been a relatively benign month at least as far as financial activity was concerned. The good news is that the HOA met its plan for the month, actually improved on it by $440. As of the end of September the Association is better than planned to this date by $49,006. NON-OPERATIONS: September was a big month for homes closing escrow, with 25 closures, bringing the total for the year to 130. The average per month is now on track with what the HOA's financial plan had projected for the year. Interest income is essentially on plan for the nine months (short of plan by $631). Finally the home the Association purchased on Wailea is now vacant which reduces monthly revenue for the Association by $1,575. The Association is pursuing a Quiet Title lawsuit to clear any title concerns which, when completed will allow the property to be put up for sale. SIGNIFICANT ITEMS INCLUdE: Salary and related expenses for all operations total approximately $2.5 million for the first nine months and are currently 3.5 percent ($90,293) less than planned. All the various labor functions are less than planned with the exception of the restaurant itself. The Restaurant is over its dollar allotment because of the increase in revenue, however the operation continues slightly better than planned when looking at labor as a percent of revenue. The golf operation had a negative variance to its plan for the month of $1,956. Revenue continues below that projected but was almost totally offset by expense reductions. This was despite irrigation water and power expense being $6,759 over plan for the month due to September's heat. Food and Beverage also had a negative variance to plan for the month ($2,772). Revenue continues to exceed expectations, particularly for breakfast, lunch and banquets. Food costs continue on target percentage wise but labor exceeded its plan due to the impact of the minimum wage increase and staffing for the veranda. For the year so far, the total of salary and related costs for both the Restaurant and Lounge is still better, by a small margin, than planned. FUNdS: Reserve and Capital Improvement activity was relatively light during the month resulting in a net increase in the total of all funds (Capital Improvement, Maintenance Reserves and HO Equity) of $86,172. Approximately $121,000 was expended on the new doors for the entrances to the Main Clubhouse, landscaping a planter area adjacent to the Main Clubhouse and conversion of existing irrigation systems to drip irrigation. dELINqUENCIES: Monthly activity consisted of two homeowners receiving a monthly reminder letter and 11 owners receiving pre-lien/intent to lien letters. Cumulative activity totals are: seven owners have a lien placed against their Sun Lakes property ($14,405); 15 owners are at the Association's collection attorneys totaling $83,950 in assessments. There are now 35 delinquent properties (1.05 percent of all properties) totaling $108,141.
