COMMUNITY NEWS | SUN LAKES LIFESTYLES | JUNE 2015 | 7 From the Treasurer By John Clark, Master Board Treasurer OPERATIONS SUMMARY: April was bumpy month but it ended with the Association adding $22,654 to the prior month's surplus and, for the four months, the surplus is $29,340 (as compared to the Association's financial plan). NON-OPERATIONS SUMMARY: The pace of houses going through escrow accelerated in April with 17 recorded. The total for the year is now 41 – the plan anticipated 52. INCOME: Total revenue was slightly short of the plan for the month with golf revenue down. Restaurant revenue is on target for the year and ahead of last year at this time. The Lounge, which makes a positive contribution to the Food and Beverage operation's bottom line, is lagging (short by $2,274 year to date) and the principal reason is fewer wine sales (short by $2,162 or 5%). EXPENSE: An oddity for the month were the number of planned and executed expense items projected for April that had not completed their way through the billing cycle by month end (election expense, tree trimming, etc.). They total approximately $40,000. As discussed last month, salary and related expenses continue at less than plan ($30,126 in April, $75,496 for the four months). The Association is currently recruiting to fill eight vacant positions. Drought conditions continue to negatively impact financial performance with irrigation water and power for the golf courses over plan by $29,094 for the month and $75,494 for the four months. The cost of food rose again in April. Food is budgeted at 44 percent of revenue; it was 49.3 percent in April and 47.1 percent for the four months. Labor costs are, currently, lower than planned helping to compensate for the higher food costs. FUNDS: April was a relatively light month dollar-wise resulting in an increase to Total Funds of $106,703. The major expenditures (all budgeted) were a $27,945 partial payment for the painting of the Association's perimeter and interior walls and $27,746 for two Chevrolet Spark vehicles to replace two pick-up trucks used by the Planning and Compliance department. DELINQUENCIES: Total delinquent properties total 28 or 0.84 percent of the 3327 residences (last month – 30 and 0.90 percent). The outstanding amount is now $76,375 (last month - $74,955); FINALLY, for the lexophiles out there: • This girl said she recognized me from the vegetarian club, but I'd never met herbivore • I wondered why the ball was getting bigger.
