4 | OCEAN HILLS NEWS | APRIL 2016 | By Becky Groenewold, General Manager March brought us much-needed rain and we continue to hope that we will see a few more showers into April. The pop of color is wonderful to see as I drive around the Community and of course we love the opportunity to turn off the water! The first Newsletter edition by Image Up, the new vendor, is in your hands and we welcome your feedback on how we can continue to improve The News. It has a new look of a magazine but still has all the details of what is going on of interest in the community. Based on direction from last month, CERT has received a new computer and will be uploading Voicent so they can contact the Community in the event of an emergency. We would like to thank Bill Harms and all the members of CERT who volunteer to do forward planning that will support the residents should the need arise. If you still need to get a DTA box from Cox Cable they will provide it free of charge for three years. Should you need to contact Cox due to charges against your account, please call them at (855) 761-6063. The new three-year contract with Cox has been officially signed by both our Board and Cox, so they should have the proof they need to issue any necessary credit if you were charged. The Board approved the asphalt work that will begin soon. Further communication will be forthcoming prior to the work to let you know the impacted areas. However, we will restripe all streets, redo the pedestrian lane and repaint the legends (stop signs and limit lines) to keep the streets looking sharp. The glass beads will be included to help with visibility at night. There will also be some crack sealing and additional work to help prolong and maintain the integrity of the streets. The fully executed and recorded CC&Rs documents are in the process of being prepped for mail out to you! Please make sure to put the new documents in a safe place for future reference. The package will include the recorded CC&Rs and the Bylaws (which are not required to be recorded). Also don't forget that the new assessment amount begins this month as of April 1. Associa PCM will be sending out statements for April and May. Then we will be hosting Keystone Pacific on site to assist anyone in need for setting up auto debit (ACH) for monthly assessments beginning on June 1 when we transition to the new management firm. There is a letter in this publication to address this change and there will be email blasts and info on the in-house channel as well. If you have an auto bill paying service, you need to contact them for the change of address to Keystone. The sub committees of the Board continue to work on storage and Clubhouse plans and will provide a monthly update during the Board meetings. It is an exciting time as plans are made to make improvements to the facilities. Some ongoing repairs to the dog park turf were performed and there will be some shades added to the Bocce Courts. The new solar system is in place and the roof was replaced underneath to address a leak in the Billiards room. The long section of the wall on Dassia was painted, trees have been trimmed and only one lost during the most recent storm. During the shortest month, February, the Clubhouse set a new record of events hitting 729 total. The goal of the staff is to assist the Board to continue to make the Clubhouse and activities the place to be to enjoy living in Ocean Hills, as well as keeping up the infrastructure and integrity of all the facilities and grounds.
