FOUR SEASONS BREEZE | DECEMBER 2016 5 By Jeri Mupo, General Manager MANAGER'S REPORT PHASE B MAINTENANCE: In an effort to continue keeping our community beautiful and well maintained we are looking for our homeowners in Phase B to take a look at their homes and determine whether the exterior of your home needs a little facelift. The stucco, wood, and other home accents may need repair, replacement and/or painting. The streets located in Phase B include Green Creek Trail, Bartram Trail, Chimney Rock, Bridle Trail, Pipe Springs, Kings Canyon, Big Bend, Bloomington Park, Calvert Park, and Spanos Park. Mission Trail, Buck Springs, Baxter Woods and Pierce Mill are also included in Phase B; however, these homes were recently built and may not need any work at this time. If we can be of any assistance, please contact the management office at (951) 769-6358. BALLROOM REPAIRS: During a recent inspection of the Ballroom attic space it was noted that some repairs are necessary to the ceiling beams. It is believed that K. Hovnanian will cover the work under warranty. K. Hovnanian has sent their contractors out to inspect the area and provide a scope of work and time frame for completing the necessary repairs. The repairs could take a couple of months to complete. We appreciate your patience and understanding during this process. DISTRICT RE-ALIGNMENT: Per the community's request, K. Hovnanian has agreed to realign the districts. The recommended map and street listing has been provided to K. Hovnanian to record in the County of Riverside. Once the document has been recorded a copy will be provided to all homeowners. If you have any questions regarding the boundaries, please contact the management office. DISTRICT DELEGATE ELECTIONS: I know it is hard to believe but, we are beginning our 2017 election cycle. If you are interested in running for a District Delegate seat, please complete a District Delegate Candidate Form and return it to the management office. A copy of the form has been included in your billing statement. If you receive your billing statements electronically, the form is available as an attachment. You may also obtain a form from the Lodge, management office, or on the community website. DOLLARS & CENTS: At the Nov. 10 Board of Directors meeting, the Board approved the following expenses: • Crooked Creek plant replacement: $1,200 • Thistle Creek common area landscape conversion: $9,748 • Crabgrass removal: $11,768 • Speed study: $2,700 Saturday, Dec. 24: Lodge & Summit, 7 am – 5 pm • Admin: Closed Sunday, Dec. 25: All Facilities: Closed Monday, Dec. 26 Lodge: 9 am – 9 pm • Summit: 9 am – 7 pm • Admin: Closed Saturday, Dec. 31: Lodge: 7 am – 5 pm Will reopen at 6:30 pm for New Year's Eve event ticket holders only. Summit: 7am – 5pm • Admin: Closed Monday, Jan. 1: All Facilities: Closed Tuesday, Jan. 2: Normal facility hours will resume Holiday Hours
