4 SOLERA DIAMOND VALLEY | MARCH 2020 PROPERTY SERVICES REPORT PROPERTY SERVICES REPORT By Jenevieve Banuelos, Property Services Manager It's hard to believe that another month has come and gone! Inspections for Sun faded items have been addressed. I would like to thank you all for your cooperation. I really appreciate your help in making sure our community continues to stay as beautiful as it is. If at any point you receive a Code Compliance notice from me, please call me or stop by to discuss the matter. If there are extenuating circumstances that are preventing you from completing the requested maintenance on your home, I may be able to give you a little extra time before escalating the matter. However, if you don't contact me and the violation continues, I'll have no choice but to move forward with the enforcement process. Communication is crucial throughout this process if you want to avoid getting called in to a hearing before the Board and potentially fined. I'm here for you, let's continue to work together! Lastly, I want to remind you of the DRC Meeting schedule and cut off for Home Improvement Application submittals. The DRC typically meets every other Wednesday in March. The cut-off for application submittals is the Friday before the scheduled meeting. Please be mindful of these timelines when planning your home improvement projects. A few months back there was an article in The View about Community Patrol. There were some statements about if/when Community Patrol officers would report incidents to the police department. Please review the below information on the role that Guard Systems (Community Patrol) plays when a crime or suspicious activity needs to be reported to the local police. This statement is from Guard Systems: "If a crime is detected or reported to a Guard Systems officer, such as a physical alternation, evidence of a break-in etc., officers are NOT to call in a crime unless they have witnessed it themselves. It is up to the residents to call the police to report any type of criminal activity that they see or that happened to them or their property. The second call should be made to the officer on duty so they can get all the facts and file a report with the Management office. The officer shall remain in their vehicle with the engine running, at a safe distance, and turn on their emergency lights in an effort to disrupt the situation. The officer shall be prepared to flee the scene if they should feel threatened." This statement is from the Hemet Police Department: "Hemet PD will accept information about an incident from anyone, even someone who chooses to remain anonymous. The guards are free to call in about incidents if the HOA gives them permission to do so. However, as you know the dispatcher will query them for a lot of information. So yes, we would always like a witness so we can have more accurate, firsthand information. Typically third party reporters can't provide the level of detail we like to have before responding." Taking the above information into account, you are strongly urged to report these types of incidents directly to the Hemet Police Deportment as soon as you are aware of the situation. Afterwards, you should also report the incident to the Community Patrol Officer on duty so they can provide assistance, when appropriate, while waiting for the police department to respond to your report. Lastly, please be advised that in the event a community Patrol Officer personally observes suspicious activity or a crime in progress, they will report that information directly to the police department. Hopefully this clarifies the previous article on this matter. However, if you find that you are still left with questions, please contact the office for further assistance.
