12 | Four Seasons Hemet Herald | FEBRUARY 2021 | Your Architectural Review Committee (ARC) has been very busy this past year surpassing our record busy year in 2019. This continues to be a very positive sign for our community showing continued and growing interest in maintaining and improving our homes. With more homes being sold, we welcome our new community members, and remind everyone that ANY change to the exterior of our homes is subject to ARC review and approval. Here are the statistics for the past 12 months: • Number of applications: 356 (233 in 2019). • Number of approvals upon first review: 291 (189 or about 81.1 percent in 2019). • Number of denials upon first review: 50 (41 or about 17.5 percent – most later approved upon receipt of additional information in 2019). • Number of continued or tabled upon first review, but approved upon receipt of additional information: 15 (3 in 2019). You might be interested in knowing what type of applications were submitted and reviewed: • Painting – 100 • Landscaping – 94 • Artificial Turf – 24 • Vinyl Fencing – 9 • Solar Panels – 23 • Security/Screen Doors – 20 • Other Items - 67 You might be interested in knowing why an application is not approved. There are a number of reasons, but the following are typical reasons for denial: • The application does not conform with the standards and regulations contained within the Board Approved Architectural Standards and Regulations • The application is incomplete • The application proposed improvements inconsistent with the aesthetics of our Four Seasons community The ARC meets twice monthly, on the first and third Mondays of the month at 8:30 am in The Lodge Board Room. With 24 meetings during the past year, our average agenda included nearly 15 (10 in 2019) applications per meeting. With a conservative estimate of at least $1,000 of improvement per application, our community has invested $356,000 ($233,000 in 2019) in our homes in the past year, and likely, this amount could be considerably higher. The ARC thanks all of our residents and homeowners for their continuing interest and involvement in their homes and in our community, and looks forward to a productive 2021.
