At the Board of Directors Regular Session on Aug. 19, the Board recommended the following rules for 30-day Member Comment, to be voted on at the Regular Session on Nov. 18. MISCELLANEOUS ARCHITECTURAL GUIDELINES 1.1.1 Furniture that is placed outside on a permanent basis must be specifically made for outdoor use. 1.1.2 Free standing or pole-mounted items, including, but not limited to, birdhouses, windmills, weathervanes, and spinners are allowed. However, only a maximum of 3 such items may exceed the height of a fence or wall when it can be seen from common areas. 1.1.3 Outdoor umbrellas are allowed, but not more than 1 shall be placed in the front courtyard of a non-zero lot line residence and not more than 2 shall be placed in the front courtyard of a zero-lot line residence. Also, not more than 2 shall be placed in the rear yard of either a zero or non-zero lot line residence. 1.1.4 Hose reels and hose boxes or pots that can accommodate the storage of hoses are allowed. If the hose reel is mounted on or attached to an exterior wall of the residence, it must be done so and located in such a manner to be the least visible from common areas, adjacent residences and streets. 1.1.5 Arches, trellises, and lattices can only be decorated with living plants and vines. 1.1.6 Solar lights, solar sticks and all other outdoor lights cannot be placed or installed on front fence walls, side fence walls, wrought iron fences, gates, pilasters, or columns. 1.1.7 Only 1 address number affixed to the front of a residence is allowed. It can be lighted or not and must be visible from the street. Variation in style is allowed and the numbers can either be vertical or horizontal, but the numbers must all be the same style, size, color and font and must all be mounted in the same plane (i.e., not staggered). The numbers can be made from metal, wood, ceramic tile or other similar material and should complement and aesthetically blend in with the exterior color of the residence and shall not be the same color as that of the residence. 1.1.8 If the residence has solar panels on the roof, no Decorative Accessory, plastic wrap, or any other non-solar equipment items may be attached to or placed on or near the solar panels. PROPOSED GARAGE DOOR ACCESSORIES Sectional garage doors, whether wood or aluminum, with a minimum of four (4) sections, may be installed with Architectural Control Committee (ACC) approval. The application must include a brochure showing a minimum thickness of 26 gauge (if not wood), the texture, pattern and type of material. Color shall match existing garage door or painted in accordance with current painting guidelines then in effect. Materials may be all smooth, all textured or a combination of both. Windows are allowed only in the top section of the door. Door design should be similar to other doors in the area. Nameplates, initials or other objects are not to be affixed to the garage doors, except that temporary holiday decorations may be affixed during the holiday season. Black magnetic removable hinges and handles may be placed on the garage door(s) provided that they are used as an accent only and maintained and painted as necessary. The hinges must be placed horizontally, 1 in each of the 4 corners and if desired, 1 or 2 handles may be placed vertically at the center of the garage door approximately 4 feet above the ground. If the residence has a second single garage door, it must also have the same matching hinges and door handles located in the same place as on the double garage door. ARTICLE 22—DRIVEWAYS, FRONT WALKWAYS AND SIDE WALKWAYS 22.1—Home Improvement Application: A home improvement application must be completed and submitted to the Architectural Control Committee (ACC). The application will be reviewed and, if necessary, a site visit to the home will be scheduled before the application will be approved. 22.1.1 The application shall include the following: (a) The type of material to be used. (b) The color of all materials to be used. (c) The pattern and design to be used (if applicable). (d) A color photograph of the home showing the area(s) to be changed, the color scheme of the home, and a diagram/ sketch showing where the product(s) is to be installed. (e) A copy of the manufacturer's pamphlet or advertisement showing the material to be used. 22.1.2 The following materials may be used by the applicant: (a) The current color and style of the existing concrete. (b) Stamped concrete pattern without color added. (c) Small exposed aggregate concrete. (d) Manufactured pavers, or other similar paver material. (e) An approved combination of the above. (g) If any sealants are used on the driveway or walkway material, it must be clear and a matte finish only. 22.1.3 Other requirements: (a) All driveway and walkway replacements must conform to the existing grade for proper drainage.
