Their understanding of the entire construction defect process, from initial inspections and defect discovery, through destructive testing, litigation costs of repairs, to settlement analysis and mediation make EmpireWorks the ideal partner for Homeowners Associations. Their ability to help piece a post-litigation project goes together with practical repair solutions. EmpireWorks works inside budget restraints to identify priorities, value engineering, and produce detailed scope of work to fulfill their fiduciary responsibilities. There are five significant areas they will concentrate on: stucco, roofing, painting, windows, and general conditions. They will start from the top down, hopefully eliminating any weather concerns. Their preliminary costs, and again, I emphasize the word preliminary, is $413,000. This is probably wishful thinking, but let's see where we are after the work is finalized. If there are funds left over, they will remain in the special G/L account established initially. This account will remain in place for three years in case future problems are identified. At the time of this writing, the process has begun. They are currently working on the stucco on the south side of The Lodge. We will keep you posted on the progress. Please be cautious where they are working. Use the other available doors away from their work. We appreciate your patience. EmpireWorks Reconstruction • The Main Entrance / Front Door to the Mountain View Lodge is operational, if you have not already done so, please bring your Solera Diamond Valley Access Card into The Lodge for reprogramming. • The construction defect repairs are underway please read the management emails or community website for Lodge updates. • Re-planting of the Paseo trees and bushes has begun, this will be taking place in multiple stages so be on the look-out for new plant life during your walks. • Violations: Closed - 8 / Opened - 6 COMMUNITY UPDATES From the Communications Committee This is an open invitation to any residents interested in submitting something to be published in The View.
