COMMUNITY UPDATES Defect Litigation Update By Ralph Grider After three months of continuous work, the Defect Construction Repairs are coming to a close. As of this writing, the final touches of painting the exterior of The Lodge and the building for the pool area are being applied. The cost for the painting is $59,830. The Beauty Metal (please don't ask me why they call it beauty metal) cost is $51,200 and is now complete. 520 linear feet of metal were and re- stuccoed the areas they had to replace. The gutters are now finished and painted to match the color on The Lodge. They installed 1,300 linear feet of gutter and 150 feet of 6" inch leaf guard attached. On the downspouts, there will be extensions attached for the runoff of the water. I hope you were able to see the large cherry picker they used to paint The Lodge. It was very intimidating. The cost is significantly lower than expected when we first started the repairs. The forensic study estimated the cost to be over $800,000. We went after the most serious problems first and will re-evaluate the situation after everything is finished. The funds that are left over from the original $714,000 will be left in the current bank account for the next two years. This is being done in case something else comes up from the forensic study that needs repaired. Not everything on the forensic study was repaired, because it was determined at this time it was not necessary. After the two-year time period, if nothing needs fixed, the excess funds can be applied to our regular reserve. I know the repairs have been a nuisance for everyone, the Board and Management appreciate your patience in the matter. The Board is now looking at future projects for the community, such as Paseo solar lighting and a possible redo of the Ballroom. We will keep you informed on the projects.
