FOUR SEASONS BREEZE | MARCH 2022 27 Like every other community in Southern California, Four Seasons has seen a dramatic increase in the number of solar panel installations in the past several months. These installations require ARC approval. Obtaining this approval is not difficult. As part of the application process, we require a copy of the installation plans that are part of the Beaumont City Permit application. A copy will be provided by your installer at your request. Beaumont will not issue a building permit for any project without a copy of the HOA approval. As a result, most installers are aware of this requirement. Except for the Springdale homes, approval is routinely granted once a completed application is received. (The Springdale homes require a couple of additional steps relating to shared roofs. If you need more information, please contact me.) As stated in our Architectural Guidelines and Standards, "all exterior conduits and boxes [must be] painted to match house exteriors." If your conduit boxes including inverters are installed in an attic or garage, there is no requirement to paint them. This requirement helps preserve and improve the appearance of the community and ensure continuity in design. A similar requirement exists for all other electrical panels and boxes on house exteriors, which is why they were painted when your house was built. ARC has learned that few, if any, solar companies install the equipment they sell. The use independent sub-contractors. It is our experience that some contractors include painting in their installation while others do not. It is each homeowner's responsibility to make sure the required painting is done. ARC has had some homeowners report that their installer claimed that painting the conduits, boxes, or inverters voided the manufacturer's warranty. ARC contacted every manufacturer and sales company we could identify who sells and installs solar systems in our community. Each company ARC contacted stated that there was no prohibition to painting the conduit, boxes, or inverters. If you are planning to install a solar panel system, be sure the installation includes this painting. If you have already installed solar and the painting has not been done, please do it as soon as possible. Failure to paint the conduit, boxes, and inverters may constitute a violation of the CC&Rs and may require completion at the owner's expense. ~ Steve Cooley, (801) 815-5302, cooleyaudit@gmail.com Architectural Review Committee DOCUMENTS AND RECORDS MARCH 2022 The Emergency Preparedness Committee is constantly looking out for things which will make life easier in dealing with a disaster or emergency. Once the immediate danger passes you will need access to financial and medical records and other contact information. FEMA has identified six different types of documents that you will need to help recover quickly after a disaster. I will list them and talk about each of them briefly. HOUSEHOLD IDENTIFICATION: These include birth, death, divorce, marriage certificates, passports, driver licenses, social security cards, and military identification. Don't forget pet ownership papers and identification tags. FINANCIAL AND LEGAL DOCUMENTATION: Gather documents such as rental or lease agreements, mortgages, home equity lines of credit, deeds, utility bills, credit card statements, and bills set up on automatic payment. Include vehicle loan documents, car VIN numbers, registrations, and titles. Financial accounts should include checking, savings, debit cards, retirement, investments, income stubs, tax statements, estate planning including will or trust paperwork. Insurance policies may include appraisals, asset photos, and lists of valuable items. MEDICAL: These include health/dental insurance and providers, Medicare, Medicaid, VA benefits, a list of prescriptions, immunizations, allergies, medical devices, power of attorney, caregiver or service agreement, disability documentation. EMERGENCY INFORMATION: In addition to your personal emergency contacts, list any employers/supervisors, houses of worship, social service providers, HOAs, and home repair services including plumbing, roofing, carpentry, and electricians. VALUABLES AND PRICELESS ITEMS: Document your priceless personal mementos, family photos, keepsakes, as well as possessions of monetary value including jewelry, art, and collectibles. PROTECT YOUR DOCUMENTS AND VALUABLES: Make paper copies or store them on a hard drive or a flash drive. Copies of important papers should be stored in a safe or water proof container, with a trusted friend or relative, or in a safe deposit box. The bank should know who can access the box if the owner dies or becomes incapacitated. Electronic copies in password-protected format on a removable flash drive or external hard drive should also be stored there.
