Violations were down, however Realtors, home inspectors, and photographers still need to register with the Planning and Compliance Department to get passes to see vacant houses as they are still creating a bottleneck at the Main Gate. New homeowners need to register as soon as possible in order to have resident privileges or contractors come in. The Community Awareness Group held a Senior Scam Awareness presentation at the Main Clubhouse in March. ~ Bill Bess, (951) 769-8022 Master Architectural Many of you are becoming concerned with security issues and want to install motion sensor lights on your home. An item often overlooked is installing motion sensor light bulbs in your existing fixtures. Motion sensor light bulbs are compatible with most existing coach lights and most existing fixtures. They even work in overhead patio lights. These light bulbs are available in less than 550 lumens (40 watt bulb or 8-12 LED bulb). More importantly, installing motion sensor light bulbs does not require approval by the Master Architectural Board. They are also the most economical way to improve security for your home. If you would rather install a new coach light or new motion sensor lights, you need to be aware of the following: 1. Any change or addition to exterior light fixtures requires Master Architectural Committee (MAC) approval. ( Section 7.12e) 2. All lights are to be directed within a resident's property and should not shine on a neighbors property. Additionally, no exterior light shall be placed or maintained upon any lot so as to cause an unreasonable glare or illumination upon any other private or common area. 3. All lights must be compatible with the house style and design and should be simple in design and color. No exposed wires or cables are allowed. 4. Bulb wattage cannot exceed 550 lumens (40 watt bulb or 8-12 LED). The 550 lumens includes incandescent fixtures with multiple lights. The combined lights can not exceed 550 lumens. 5. String or rope or icicle type lighting may only be placed in the front of the home for holiday decoration use. White string or rope lighting may be used in the rear yard patio year round if its placement or illumination does not create a nuisance to surrounding residences. The mounting of string/rope lighting must be placed on the interior of the patio cover so that the string/rope placement is not viewable from any common area. Remember, the illumination cannot create a nuisance to surrounding areas. ( Article VII sec. 7.12) Some of you may be considering solar lighting. If so remember: 1. All solar energy systems must be approved by the MAC. 2. All exterior wiring and conduit must be taut against the stucco and painted to match the house stucco. 3. Solar panels should be placed on the side of the house so as not to be visible from the front of the house. 4. Solar lights cannot exceed 550 lumens. Be very cautious with installing solar floodlights. They can exceed 1200 to 1800 lumens and will cause unreasonable glare or illumination on a neighbor's property. ~ Roy Nierman, Chairman, Master Architectural Committee Recreation Advisory This month I am feeling the need to talk about how the club house gets decorated for each holiday. Who does it? Over the years, we have been blessed to have private residents who liked to decorate and were willing to take on the decorating responsibilities for our clubhouses. It's a nice group of helpful hands. Several of those decided to retire. Now, we are needing a central group to take over this responsibility. A decision was made to formally place this committee under the Recreation Advisory Committee purview. Thus, an Ad Hoc Committee was formed with a chair who would meet in a team format with the volunteers who still wanted to decorate. This is a group of Sun Lakes residents who have come forward to continue creating decorations for the different holidays. You do not have to be a member of RAC. The decorating committee is a separate entity. Here is an invitation to all of our residents to give us a call and come join us. We have a good time and teamwork gets it accomplished. Don't be bashful. We are very friendly and welcoming and are always looking for new ideas and new volunteers. That is what keeps everything pretty. Interested?
