This is the fifth article in this series and will examine Previous Architectural Guidelines of the Architectural Review Committee. Previous Architectural Guidelines (now renamed Architectural Standards and Regulations). It is important to note that as you read these, you must understand the following: • This document is the fifth version of the original Architectural Guidelines. This means that there exists four previously approved versions (Architectural Standards and Regulations). • Alteration projects completed and based upon different guidance have been approved in the community during past years. • When planning your alteration project, verify that you are using the current Architectural Standards and Regulations or your plans may not be approved by the ARC. • This version does not impact the completed alteration projects previously approved by the ARC. • Any previous alterations that were not approved by the ARC do not have approved status. • Do not view a neighbor's completed alteration project and assume that you can do the same thing since your alterations are still subject to ARC approval. • The ARC reviews each alteration project individually utilizing current information and the currently approved Architectural Standards and Regulations. • The currently approved version is predicated on lessons learned, technical advances, and current drought (or non-drought) conditions. • The design of the planned alteration project must be in compliance with the Community CC&Rs, Community Rules and Regulations, and the current Architectural Standards and Regulations, as well as any city of Hemet regulations. To eliminate problems, and save time and money, work may NOT start until the homeowner's application is approved in writing. Please be advised that it is not helpful to take photographs of alteration projects at other homes, approved under previous guidance, to support a current application inconsistent with the approved Architectural Standards and Regulations. The ARC will NOT consider this form of information in review of your currently proposed alteration application. In addition, upon discovery of any unapproved alterations, Architectural staff will provide notice that a remedial ARC application is required (including potential removal or correction of any unapproved alterations). This may occur during a time you wish to sell your property. In this circumstance, the Association may issue a Notice of Violation on your property that any unapproved alterations may need to be corrected prior close of escrow on your property.
