| Four Seasons Hemet Herald | JANUARY 2024 | 9 Happy New Year to all the residents of Four Seasons. As we welcome 2024, it is interesting to look back at how busy the homeowners were with various projects in 2023. e ARC reviewed 355 applications, nearly 1/3 more than we had in 2022. Appx 80% of those applications consisted of the following: painting, solar installations, artificial turf/landscaping. Painting – 130 Solar Installations – 80 (Nearly three times more than 2022) Artificial Turf /Landscaping – 68 e remainig applications were for various other projects that included patio covers, fencing, metal gates etc. By looking at a conservative cost per project, the homeowners have invested nearly 1.8 million dollars within this community in home improvements, which is nearly four times the investment in 2022. e average cost per solar installation was a key component in driving the overall investment. Among the applications reviewed, there were 28 projects that were completed without prior application and approval. Many of these projects completed resulted in more time and additional costs to correct issues that did not meet the Architectural Standards and Regulations. e incremental time and money spent by each of these homeowners could have been saved by following the application process and gaining approval from the ARC Committee prior to any work being done. e December 2023 article in the Herald from the ARC Committee details the application process. If needed, you and your contractor can schedule an appointment to attend an ARC Committee meeting to answer any questions you may have regarding your specific project. Plan Submittal Reminder 1) Review the ARC Standards and Regulations pertaining to your particular project prior to submitting any plans. If you need a copy, please contact the Architectural Assistant Maria Donti. 2) Current applications can be obtained at the front desk inside e Lodge or from Maria Donti. 3) DO NOT MAKE ANY CHANGES OR ALTERATIONS UNTIL YOU HAVE RECEIVED AN APPROVAL LETTER FROM THE ARC. If you are not sure if you need an application for your project, ALWAYS ASK FIRST. LET THIS BE A NEW YEARS RESOLUTION, GOING FORWARD. 4) Conduct a walk-through with your contractor upon completion to ensure that the finished work represents what was approved in the application. Once the contractor leaves your home it can be difficult to get any issues corrected, adding additional time and money. 5) e homeowner, (NOT THE CONTRACTOR), is responsible for submitting the application and ensuring the work has been completed in accordance with the approved application. e ARC would like to thank all the homeowners who continue to invest in their homes, making this such a beautiful community to live in. May you have good health and prosperity in the new year. Architectural Review Facilities Committee Yes, it's a new year already — hard to believe! We hope that you had a great holiday season and are looking forward to another new year. In previous articles, they listed the many projects that were recommended to be repaired or purchased to our Board for consideration and we are proud of the work that so many helped to make those changes. Teams of two committee members are given a certain month to inspect facilities and report back. ey are given to a specific list of items to pay close attention to. Once issues have been identified, it is reported to the committee where they work to find a solution. Sometimes it's a simple repair. A Work Order is generated and maintenance is called. Sometimes we need to replace or update an item to something newer. We discuss cost and the decide the best process to get the job done. We are always open for suggestions from our residents and you can do it very easily by filling out a resident communication form at the front desk. Be patient, sometimes it takes time to get through the proper channels and trying to find the best solution can take several meetings before we have decided what to do. We also thank the many residents who have had suggestions and proposed some very good ideas.
