| Four Seasons Hemet Herald | SEPTEMBER 2024 | 3 General Manager's Message By Rick Ruth, CMCA Staff Anniversary: I'm very happy to announce a special staff anniversary this month. I usually mention this anniversary at the September Board meeting and I also want to recognize her in this month's article. Mari Salazar, your Assistant General Manager, is celebrating 12 years of service with our company and at this community. Mari plays a vital role in several areas; providing guidance and support to the Board and the 10+ committees, providing dedicated leadership and support to the Lodge staff, being genuinely helpful to residents and our on-site service providers. Mari will also be providing valuable support to the incoming G. M. This community continues to benefit by her work ethic, integrity, commitment to serve others and her institutional knowledge. I am blessed and grateful to have worked alongside Mari these past 12 years. 2024 Budget: Seven months ago, the Ad-Hoc Budget Committee began working on the 2025 budget. The committee is comprised of members from the Finance, Landscape, Facilities and Access Committee, along with the Board Liaisons and management. They have also reviewed capital and reserve expenditures anticipated for the coming year. The reserve study component listing was also reviewed by the Facilities Committee and changes in current pricing and remaining life were adjusted to ref lect current replacement costs. These individuals as well as management have been working very hard to analyze upcoming costs, and find ways to operate as efficiently as possible and within the current budget. It's no surprise that prices for utilities, labor, materials and fuel have increased for all of us as consumers. If all goes well, the Board will review a draft of the budget this month and if there are no issues, the budget and policy statement could be approved at this month's meeting. East & West Legends Seal Coating: Right after Labor Day, Legends residents will receive a notice in the mail of the seal coating of all of the streets and alleyways. A color map of the phases and dates will also be placed in the lobby of the Lodge. Each color represents the area to be closed off and sealed. The sealcoating will begin Mon., Sept. 16 and conclude Sat., Sept. 21. The notice will explain what to do and where to park the evening before each area is closed off. In addition, the Lodge parking lot will be available for those that need to park their vehicles overnight. The seal coat is necessary to help protect the new asphalt that was installed and to extend the life of the existing asphalt. Friendly reminders: • Stop Signs: Yes, we have them, and YES, all vehicles and bicycles need to observe them, especially when bicycling downhill on Stephenson. If you do ride, please be observant of other vehicles, they may not see you. • Please log your guests into dwellingLive or call the Lodge to reduce the wait time at the front gate. • Also, please remind your guests and delivery service providers to obey the 25 MPH posted speed limit, please pick up after your pets and be "water-wise" with your sprinklers! Have a peaceful Labor Day!
