TERRAMOR BEYOND THE GATES | SUMMER 2026 3 Messages From The Board I cannot believe it's been eight-and-a-half years since I was elected to the first Board of Directors in Terramor. In those days. we only had about 100 homes here. Oh how we've grown, almost to build-out now with only about 50 homes to go. Terramor has not only become my home, but my family. I've endeavored over the past years to make sound and logical decisions for the entire community. I know that not all decisions have been popular, but I think they have stayed true to my position in taking all Residents into consideration and listing to all viewpoints before voting. Terramor is a wonderful place with wonderful people. I will look back on these past years serving our community with fond memories, there have also been some interesting situations that have truly been memorable but with those we always grow. I leave my position knowing that I hopefully left a positive mark on The Board. I will continue to support our community, incoming Board and HOA management team as a resident. It's been on honor to work with all of you and thank you for your support and knowledge. If I could pass on any final thoughts, I would ask our residents to enjoy life, enjoy the beautiful place you live, have good health and most importantly be kind and respectful to each other. Love to Terramor. ~ Julie Showalter, Retiring Terramor Board Member I am originally from Fort Worth, Texas and still consider myself a Texan, yet have lived in Southern California since 2001 with no plans to leave. I enjoy all of the outdoor activities California has to offer. My interests include cooking, skiing, and any type of home improvement project where I can learn a new skill. I've been part of the Terramor community since 2018, working with the developer to help guide and manage sales and marketing efforts. Over the years, I've been involved in things like HOA budgets, Department of Real Estate approvals, and overseeing signage and marketing materials. Since December 2022, I've also had the privilege of serving on the Terramor Board of Directors. I truly enjoy being on the Board, and I believe my background — especially my familiarity with how the HOA was formed, our governing documents, and the community's history — allows me to contribute in a meaningful way. I make it a priority to listen to feedback from residents and fellow Board members so we can make thoughtful decisions that benefit everyone who calls Terramor home. My goal is to continue helping build a welcoming, inclusive community where people feel proud to live. One thing I'd really love to see in our community is more involvement from residents.
