The idea worked but the new place did not and now I'm here. But the decision to stop being a board member did not work well for that community. Nobody in the community stepped up to be a board member when I left. Several months later, one of the other board members reached out to me and wanted me to come back on the board. I agreed. We may agree or disagree on any given issue but I promise to listen intently and respectfully. Statement by Michael W. Simmons What I enjoy most about Terramor is the people and the place, together. In three and a half years here, my neighbors have made this feel like home, and our setting, the views, the amenities, the natural beauty, is something special. Terramor has every ingredient to become a model community: a best-in-class standard for culture, stewardship, aesthetics, security, communication, resident relations, and fiscal responsibility. We are not there yet. Helping us get there is why I'm running. What inspired me to run is straightforward: I want to finish what I started. I previously served a year on the Homeowners Review Committee (HRC) and was then recruited to fill a Board seat vacated mid-term. I served ten months as an appointed member during the developer-controlled era and ultimately stepped away because the structure of that Board limited what resident voices could accomplish. I left on principle and I'm running now, by your vote, to serve with a true resident mandate and see the work through. The Board's responsibilities are fiduciary, operational, and representative. Directors safeguard the Association's finances and reserves, enforce the governing documents fairly, oversee vendors and contracts, and set policy that reflects the will and best interests of the homeowners. A director's role is not to manage day-to-day operations. Instead, directors govern with discipline, ask the hard questions, and hold our professional partners accountable. I'm uniquely qualified because I'm the only candidate who has served with distinction as a voting member on both the Board and the HRC, so I understand how the committees, the Board, and management must work together. Professionally, I'm a senior HR and risk management executive with 40 years of public and private-sector leadership, including direct oversight of multimillion-dollar budgets, insurance and risk programs, vendor performance, and board-level reporting. That is exactly the lens Terramor needs as it matures. My vision is a Terramor that truly works for all of us. Recognizing the real challenge of serving an all-ages community originally designed around a 55+ lifestyle is critical. Getting to best-in-class will take balance, respect, and clear-eyed governance. It will also require that every external resource we pay for delivers measurable value and operates with full accountability and transparency, including our HOA management company. Smith III It has truly been an honor to serve the Terramor community, first as a Junior HOA Board Member from September 2024 through July 2025, and currently as a Board Member since July 2025. I am grateful for the opportunity to contribute to the growth and continued success of our community. In my time participating on the HOA Board at Terramor I have grown to love this community even more than when my family and I arrived in 2021. I plan to run in the upcoming Board election and look forward to continuing to serve and support Terramor and its residents. Smith III Statement by Tristan Watson I have always felt a calling to leadership roles throughout my life. From sports to the Marine Corps, I have always been drawn to not just participate, but lead wherever I am. I want to use my skills and voice to help the community of Terramor become the best it can be for everyone. What I enjoy most about living in Terramor is how beautiful and safe the community is. I love seeing families going out for walks in the mornings and evenings. My wife and I are expecting our first child this year, and we are so excited to use all the amazing amenities that Terramor has to offer and make friends within the community. There are many responsibilities of a board member here in Terramor, from ensuring the proper funding, contracting, and maintenance of all common areas, supervising employees of the association to ensure duties are being adequately performed, adopting, amending, and publishing R&Rs. But maybe most importantly to me is ensuring the community has an outlet for their voices to be heard, where problems can be addressed, and ultimately solutions found. I believe I would be qualified to help the HOA in managing all things required by the community from my experience and time in the Marines. I see many similarities in managing the vast responsibility and needs of an infantry unit in the Marines and believe my skills would transfer greatly. My vision for the future of Terramor is a community where everyone's needs feel met and addressed. Somewhere where families can raise children and enjoy the many wonderful things Terramor has to offer, but also where 55+ can enjoy their retirement peacefully.
