4 FOUR SEASONS TERRA LAGO ROADRUNNER | SEPTEMBER 2026 By Dave Adler, FSTL Board Treasurer One of the Board of Directors' most important responsibilities is ensuring that Four Seasons at Terra Lago remains a beautiful, well-maintained, and nancially healthy community — not just for today, but for many years to come. A key part of that responsibility is managing the Association's Reserve Fund and regularly updating our Reserve Study. Unlike the annual operating budget, which pays for day-to-day expenses such as landscaping, utilities, insurance, and routine maintenance, the Reserve Fund is dedicated to the repair and replacement of major common-area components. ese include roads, gates, clubhouse facilities, pool equipment, fencing, irrigation systems, and other capital assets that wear out over time. e Reserve Study serves as the Association's long-term nancial roadmap. Prepared by an independent reserve specialist, it identies major assets, estimates their remaining useful life, projects future replacement costs, and recommends annual reserve contributions. California law requires a visual inspection of reserve components at least once every three years and an annual review of the nancial analysis. is allows the Board to adjust funding plans as ination, construction costs, and maintenance needs evolve. For 2026, Four Seasons at Terra Lago's reserve funding level is projected to be approximately 56 percent funded. is reects a solid nancial foundation while recognizing that additional funding will be needed as community assets continue to age. e Board has adopted a strategy of making modest annual increases to reserve contributions as part of the budgeting process. is measured approach strengthens the Reserve Fund gradually while balancing the impact on homeowners' assessments. Steady annual funding helps reduce the likelihood of large special assessments and spreads costs more equitably among current and future homeowners. Reserve funding is similar to saving for a new roof on your own home. Rather than waiting until replacement is required, you save a little each year so the funds are available when needed. A healthy Reserve Fund benets every homeowner by helping preserve property values, supporting our amenities, enhancing nancial stability, and demonstrating prudent scal management. As the Board prepares each year's budget, the Reserve Study remains one of its most valuable planning tools. Working with our reserve professionals and FirstService Residential, the Board carefully evaluates long-term funding needs while striving to keep assessments as reasonable as possible. By planning ahead and making thoughtful, incremental investments in our Reserve Fund, Four Seasons at Terra Lago is taking important steps to protect our community's assets and ensure that future generations of homeowners enjoy the same quality of life we value today.
