TERRAMOR BEYOND THE GATES | FALL 2026 5 Operating Standards is is the second in a series of articles on how our community is governed and managed and how we, as homeowners, can play an important role in ensuring eective and excellent governance. Every homeowner and resident can benefit from understanding how Terramor is governed. The governing documents that guide our community not only protect property values, but also help ensure a safe, attractive, and enjoyable living environment for everyone. In our first article we identified our primary governing documents, the Master Declaration of Covenants, Conditions, and Restrictions and Easements for Terramor (Master CC&Rs) and Bylaws. These documents, along with state and federal laws and regulations, provide the authority and foundation for the development of our Operating Standards. The most current versions of our three governing documents are available on the Terramor App. You will also find a fourth document titled Design Guidelines. The Design Guidelines are a section of the Operating Standards that have been separated for quick access, ease of use, and convenient printing. The CC&Rs state the Terramor Community Association's (HOA) purpose is to oversee Terramor to ensure that the Association property will be maintained in an attractive manner and will be available for the enjoyment of all homeowners. The Operating Standards are more specific and provide more detail than the CC&Rs. They have been developed to provide each homeowner the greatest enjoyment of their property without infringing on the rights of other homeowners to similarly enjoy their homes and community. They cover a wide range of topics including Board Elections, Rules, Forms, Enforcement Processes, Parking, Facilities Rental, and Design Guidelines. The Design Guidelines section of the Operating Standards provides specific design criteria for improvements after the completion of original construction. Before making changes to your property, it is important to review the current Design Guidelines to ensure your plans comply with community requirements and approval processes. Periodically reviewing all the Operating Standards can help homeowners and residents better understand community expectations, avoid costly violations, and fulfill our responsibilities to the community. In the third article in this series, published in Terramor Beyond the Gates Magazine, January 2027 Issue, we will discuss who has the responsibility for these governing documents, who can change them, and the process for change.
