TERRAMOR BEYOND THE GATES | SUMMER 2026 25 is is the rst in a series of articles on how our community is governed and managed and how we, as homeowners, can play an important role in ensuring eective and excellent governance. Homeowner associations, commonly known as HOAs, govern and provide for management of residential communities, such as Terramor. The Terramor Community Association operates within a structure defined by the governing documents we agreed to when we purchased our homes, as well as applicable federal, state, and county laws and regulations. Our governing documents are available on the Terramor App and include the Master Declaration of Covenants, Conditions, and Restrictions and Easements for Terramor (Master CCRs) and Bylaws. Every homeowner is a member of the Terramor Community Association (Master Association.) What distinguishes the Terramor Community Association (Master Association) from many other homeowner associations is the structure of our community. In addition to belonging to the Master Association, Terramor includes both "Special Benefit Areas" and Age- Restricted (55+) neighborhoods. All homeowners are part of the Master Association and share a single Master budget and assessment. Owners in Special Benefit and Age Restricted (55+) areas also participate in a second budget and assessment that supports special benefits, including the Terrace Club and related amenities. One neighborhood, Skyview, has a separate cost center and additional assessment within the Master budget to provide for front-yard landscaping. All these distinctions among our neighborhoods are established in our governing documents. Our governing documents provide for the election of a Board of Directors consisting of volunteer homeowners elected by us to govern and manage Terramor for the common good. This July, for the first time, we will elect a majority of the members who will serve on our Board. This is an important responsibility and a meaningful opportunity to shape the future of our community. By now, you may have received your ballot. You may even have cast your votes.
