Sincerely, Daciena Green Statement by James Harris Greetings to the Terramor community! As an introduction, I am James Harris (Jim) and moved here six years ago with my wife Cindy. We just celebrated our 46th wedding anniversary and are blessed by having two sons and four grandkids. I am a mostly retired engineer with 54 years of general engineering experience. I graduated from college with a degree in Marine Engineering that included two minors, nuclear engineering and automated control systems. As a licensed marine engineer, I would operate, maintain, repair and troubleshoot large power plants of various types. I have certifications in project management from the University of California Irvine, and Project Management Institute. I came ashore and worked as a project manager for the purpose of constructing major facilities at wastewater treatment plants in Orange County. My work included: planning, budgeting, scheduling, directing and controlling over 100 individual projects with a value of over $500 million. These projects included all facets of construction from sidewalks and streets to office buildings and complex mechanical/electrical systems. I coordinated the work with city, county, state and federal agencies along with the residents surrounding the treatment plants when the work impacted the local communities. Like how the Terramor Association Board of Directors is organized, I wrote the reports submitted to executive management and Board of Directors to appropriate funds, approve Scopes of Work, contract negotiations, changes to contracts, construction inspection and project closeouts. I decided to run for the Board of Directors because of issues engineering items and how they were handled. We found Terramor by accident. We were driving down the 15 freeway and noticed the construction on the hill. We were so impressed with what had been planned, built and the vision for the future, we bought our house the next day. We have not regretted that decision. What Cindy and I use the most is the fantastic gym and pool facilities. My grandsons and I enjoy walking the 5 miles of hiking paths. A board of directors is responsible for overseeing an organization's governance and strategic direction. The key responsibilities include strategic guidance, oversight of Management, risk management and compliance and accountability to the residents. I believe that my education and experience would be a supporting asset for the Terramor Association Board of Directors. The future of Terramor has already been planned, I want to support that vision and ensure the longtime community viability is maintained. Statement by Rodney Keith Humphrey Rodney Humphrey Board Member Candidate Statement I moved to the Terramor in April 2022. I retired from the Retail Planning segment of Oracle Corporation in 2023. At retirement, I decided to get involved in everything I could at Terramor. So I joined clubs, played pickleball, hosted driveway movies at home, dabbled in painting, and met many new friends. What I most enjoy about living at Terramor, the abundance of fun things to do and a village of neighbors to call friends/ family. Having volunteered throughout my life, community service has always been important, so I decided to use my career experience and started volunteering my time to assist residents with computer/ device technical issues. This has been very fun and fulfilling, however, I wanted to do more, so I decided to join the Homeowner Review Committee where I assisted with various facilities projects. This led to an opportunity to apply for and be appointed to a Junior Board position in mid 2025. As a board member, I learned a great deal about the complexity and various duties of an HOA. I look at the role of a Board Member as a multi-faceted set of responsibilities. Firstly, the financial aspect of managing a budget and expenses for the benefit of residents. Secondly, an enforcement aspect which allows us to maintain the safety and beauty of the community. Thirdly, a planning aspect, setting goals and priorities for finances, safety, improvements, maintenance, etc. Finally, a service/management aspect, making sure that decisions are made timely, and within the scope of our goals and priorities then communicating them to our residents. My vision for Terramor is to ensure that these four primary responsibilities and others are executed in a manner that allows all residents to enjoy and love the community as much as I do. This vision can be achieved by ensuring that we a) maintain and/or improve our beautiful community, b) build an inclusive social environment that is fun and safe, c) build an open and trustworthy relationship between the HOA and the residents. I feel that I am uniquely qualified to hold a full Board Member position because of my background in accounting during college, my career in IT Management, Projects and Planning, my current experience on our Board, my dedication to volunteer service, and my love for the community. When combined these experiences give me a very well rounded perspective and experience in working with people to achieve a common goal.
